
Rules for Use of Casa Almirante

This is the general regulation of the house: by confirming a reservation you agree and undertake to faithfully comply with this regulation.
Here we have gathered everything you need to know to have a great time at our house. Read before checkin and consult whenever necessary!
Share this informationwith your guests, since the responsibility for any damage caused or even for non-compliance with the rules, is yours.

1 - WHAT IS NOT ALLOWED:
1.1 - It is not allowed to use glassware around the pool. Broken glass can cause serious accidents and it will be necessary to empty and fill again (cost of R$ 2,500 passed on to the tenant);
1.2 - It is not allowed to use any furniture or artifact inside the pool (examples: stones (!), chairs, sunbeds and the like);
1.3 - It is not allowed to throw papers or any other object in the toilet bowls, please advise your guests that doing so could seriously damage the pipe and have a clogged toilet during your stay;
1.4 - It is not allowed to play music at a volume that harms the neighborhood;
1.5 - Pets are not allowed in the pool (if this happens, the water will be cloudy and greenish). The same happens in case of urine (human or animal) in the pool. Back to index.
2 - CAN YOU SWITCH THE FURNITURE AND EQUIPMENT?
Yes No problems! In this case, you must return the property with furniture and appliances to their original location.Back to index.
3 - CAN I BRING PETS?
You can take pets in the amount informed in the contract. However, observe and take responsibility for these points:
3.1 - it is your responsibility to deliver the house free of pet waste;
3.2 - pets cannot enter the pool; if this happens, the water will become cloudy and greenish;
3.3 - You are responsible for and are responsible for the pet, both in relation to the surroundings, preventing the possibility of escape, and to the pool: the pool is very deep. Back to index.
4 - DO YOU HAVE BED LINEN AND TOWELS?
As duly specified in the booked advertisement, in this property we provide bed linen and towels, except when it is a reservation for an event, without an overnight stay. Back to index.
5 - IS THE KITCHEN EQUIPPED WITH CUTLERY (cutlery, plates, glasses and pans)? DO YOU HAVE BBQ ITEMS?
Yes! We have all items (crockery, glasses, cutlery, pans) in sufficient quantity for the maximum capacity of accommodation. To receive guests or if your reservation is for an event, we recommend using disposables.
Regarding the barbecue, we also have all the necessary tools to prepare a barbecue. Back to index.
6 - DO YOU HAVE THE BASIC INPUTS (such as toilet paper, garbage bags, detergent…)?
Consumables are provided with an initial charge upon your arrival;we don't do the replacementthroughout your stay of items such as soaps, toilet paper, garbage bags, detergents and the like. In case of termination during your stay, the tenant is responsible for replacing it. Back to index.
7 - DO YOU HAVE FILTERED WATER?
In this property we have a water filter located on the floor of the rooms. For events, we recommend purchasing mineral water. Back to index.
8 - WHERE SHOULD I LEAVE THE GARBAGE?
All garbage generated during your stay must be collected and deposited in the trash can available in the garage. Back to index.
9 - DO I HAVE TO DELIVER THE HOUSE WITH WASHED DISHES?
Yes, you must deliver the house with the dishes washed. Back to index.
10 - I WANT TO ARRIVE EARLIER OR LEAVE LATER, CAN I?
Anticipated check-in (may arrive from 8 am on the day of your entry), or extended checkout (may leave up to 8 pm on your checkout date), when available, can be contracted for the rate of half the daily rate of the day, for each act. With the payment of this rate, we block an extra day for your group, ensuring that no one rents the house during your period. Check availability and request as soon as possible. Back to index.
11 - DOES THIS HOUSE HAVE STAIRS?
Santa Teresa is a historic neighborhood nestled in a set of hills. We have many slopes where our cable car passes. This house has 5 floors (including the roof with the pool) accessible by stairs. We do not have an elevator. The house is not wheelchair accessible and people with reduced mobility need to be aware that there are stairs. Back to index.
12 - CAN I HIRE A KITCHEN AND CLEANING TEAM?
We have trained and qualified professionals for this activity, they are people who already know the house. If you wish to hire a kitchen or lodging service, contact us as soon as possible. Back to index.
13 - DO YOU HAVE A REFRIGERATOR, FREEZER AND ICE STYROPOD?
Yes! In this house we have a refrigerator with a freezer and a styrofoam for ice. Back to index.
14 - DOES IT HAVE A 220V OUTLET?
Yes, but we recommend using 110V outlets exclusively, Back to index.
15 - HOW DO YOU GET ACCESS TO THE ROOMS?
In case of events without accommodation, the floor of the rooms will be inaccessible. In case of accommodation, access to the rooms will be given according to the contracted amount and the configuration of your group. At the maximum occupancy limit, all 4 rooms will be released.
For smaller groups, room availability will depend on the previously informed configuration.
Example: a season with two couples, we release the two suites; the other rooms will be closed. Back to index.
16 - CAN I RECEIVE PEOPLE NOT HOSTED?
For sure! This house was designed for you to spend great moments with the people you love, even if they are not staying there.
We call this “Day Use”. The day use rate (people who are going to enjoy the day but not sleep, GUESTS OF OUR GUESTS), is R$ 70 per day / per person. For periods such as Carnival and New Year's Eve, the rate is R$ 200 per day / per person. The guests of our GUESTS can use the entire property, except for an overnight stay. As it is an extra service, this payment is made upon booking or when informed in advance and is non-refundable.
If it is identified that the group received people not hired, the rate will be doubled (R$ 140 in low season and R$ 400 in high season).
Persons at work who remain in the space for more than 60 (sixty) minutes will be considered for calculating the day use payment, except for employees of the lessor or employees allocated by it. Back to index.
17 - CAN I HOLD AN EVENT AT THE HOUSE, SUCH AS A CHILDREN'S PARTY OR WEDDING?

18 - IS THERE ANY APPLICATION SERVICE THAT DELIVERS AT HOME?
All services serve Santa Teresa: Ifood, Uber, Zé Delivery, among others. Back to index.
19 - DOES THE HOUSE HAVE A SECURITY SYSTEM?
Yes. For security, we have CCTV outside the house. Back to index.
20 - IF I LOSE OR DO NOT DELIVER THE KEYS, WHAT DO I HAVE TO DO?
The cost of replacing the key kit is R$200 (we have to change the keys and make new copies). Back to index.
21 - IF ANY DAMAGE OCCURS, WILL I BE CHARGED?
Although we are a professional management, we understand that renting a house is a gesture of trust. If you break or damage anything, the first thing to do is let us know so that future guests are not harmed. And then set the corresponding values.
22 - IF I FIND A PROBLEM, WHAT SHOULD I DO?

23 - IS SMOKING ALLOWED?
Only in uncovered areas. Cigarette butts (or butts) must be deposited in ashtrays. Smoking inside the house (living room, bedrooms, kitchen, bathrooms) carries a fine of BRL 1,000 (one thousand reais). Back to index.
24 - IF SOMEONE APPEARS WANTING TO VISIT THE HOUSE SHOULD I LET THEM IN?
Never!Under no circumstances allow strangers to access the site. Barring a previously reported emergency, we will never disturb your group with unexpected visits. This house is very "visited" and many people want to visit it. Do not allow anyone access for your group's own safety. If in doubt, call Mr. Rocha immediately. Back to index.
25 - RESPONSIBILITY FOR YOUR ITEMS
The lessor is not responsible for objects left in the property or in the vehicles, as well as for theft / robbery / damage to the tenant's property and other damage caused by acts of God or force majeure. There are no safe deposit boxes at the property.
26 - IF THE INTERNET FAILS? OR THE LIGHT?
The lessor is not responsible for adverse events that may occur in the property during the lease, such as, for example, lack of water, electricity and internet, since the responsibility for these services lies with the concessionaires of public services. In the event of failure in these services, the tenant must immediately inform the LESSOR so that it takes the necessary measures with the concessionaires and service providers. The TENANT is aware that the LESSOR does not have a power generator. Back to index.
27 - IS THERE ANYTHING ELSE I NEED TO KNOW?
Santa Teresa is an environmentally preserved area; it is common to receive distinguished visitors in this house, such as macaws, toucans and monkeys. Please protect them and do not feed them. Take insect repellents! Back to index.
